The latest KEYDB.cfg file contains this entry:

Does copying this file into MakeMKV's data directory (i.e. where MakeMKV also writes its TGZ dump files) and restarting MakeMKV help?

Which version is the Unrated version? There is only a 7 second difference.

The Theatrical is the longer one (1:38:59) and the unrated is shorter (1:38:52)
