Too many hash check errors in brand new drive that works on other files

I'm trying to copy the Kino Lorber Divorced Dad Blu Ray. When I download the largest file, I get this.

The source file '/BDMV/STREAM/00002.m2ts' is corrupt or invalid at offset 2009088, attempting to work around

Hash check failed for file 00002.m2ts at offset 2549760, file is corrupt.
Hash check failed for file 00002.m2ts at offset 3729408, file is corrupt.
Too many hash check errors in file 00002.m2ts.

The other files work just fine. The drive is brand new so I don't think there's any issue with it. I'm ripping from a mac using if that's significant.

I recommend checking the stickied “read this first” rip errors thread.

If the drive works fine on other discs and on other titles of the same disc, you can probably rule out a drive issue.

MakeMKV is reporting read errors, so either the disc has a legitimate issue or the drive is having difficulty reading the disc, and may need to be cleaned (yes, even “flawless” brand new discs).

What would you suggest for cleaning
I bought a bunch of used Blu-rays at a garage sale and I'm just trying to convert them before I put them in the storage

Soft cloth, "Windex"-type cleaner, and patience.

"Soft cloth" means something like a micro-fiber cloth with no scratchy stuff embedded in it.
