Wont Backup or extract 2 titles

I have the Blu-Ray copy of Fullmetal Alchemist Brotherhood Part 2. Part 1 both disc extracted fine to MKV. (Second disc wont play in my player but sending that off to sony to have them fix it). Starting to extract the Part 2 but title 02 and 08 are giving me the following problem:

Now i have been reading that it could be a physical problem but the disc shows no sign of scratches and the Blu-Ray player can play the disc. I also tried to back up the entire disc but got the problem:

Any suggestions??? If it helps im using the Mac version with a BD-RE Pioneer BD-ROM-202 that is inside the Mac.

Damaged/poorly manufactured disc.

Return it and get a new one.

Make sure the one you get doesn't suffer from bus encryption!
