Can't rip Blu Ray "Hunger Games" or "Dark Shadows

I am having problems ripping The Hunger Games and Dark Shadows.

Any ideas how to fix would be appreciated. Have previously been able to copy Catching Fire and Mockingjay Pt 1 with no problems.

Error 'Scsi error - HARDWARE ERROR:TRACK FOLLOWING ERROR' occurred while reading '/BDMV/STREAM/00004.m2ts' at offset '968159232'

The drive reports that it can't follow the data track. This CAN be copy protection (fake titles pointing to non-existant data) or a damaged disk. Given that the publisher of Hunger Games likes to do strange things with their disks, it is all the more likely that it is a fake title.

I have tried copying all titles, I usually do and then delete the ones I don't want, but no matter what, it won't copy the movie.

Same with Dark Shadows, copies all but the main movie.

Oh and discs are new, so should be perfect. I copy them and then store the disc, saves them getting damaged. Then if the hard drive crashes just have to recopy Am trying to find reliable program to do this. Would purchase (even at $80) if this worked.

Cannot update key as the new key says it is invalid when I try to enter it.

When you enter the key, make sure you aren't copying stuff you aren't expecting to copy. Some browsers will copy formatting as well as the text, and the extra data makes the string invalid when you paste it in elsewhere.

Tried again and it worked this time. Now expires at end of November 2015. Regarding the errors when trying to copy main title of Dark Shadows. There are 2 files of 24gb which could be the main movie. When trying to copy both titles this is the errors I get:

Other titles on this disc copy with no problem, but none are the main movie. I did have to update the AACS codes on my computer to get my Toshiba computer blu ray player to play the disc. Originally it wouldn't even play on the blu ray drive.

The track following errors are what are really suspicious to me. MakeMKV has no control over them; it's at the drive level. It's trying to follow the data track, and getting lost. And, in the case of Dark Shadows, it's happening during the read of the directory, which is at the start of the disk...

It makes me suspicious of a drive problem. This is one reason I have multiple BD drives available (4 in 3 different machines, plus a couple of DVD drives), so I can check a disk in a different drive. If it is the disk, the same errors will occur in about the same place...
