Default rule for special scenario

Hello, I hope someone can help me of how to make a default rule to appear like in the image I will attach here.
Basically I want to select only the core audio with his other multi channel or HD audio track and all the subs.
I have the rule like this
It's not what I expected, because it selects the other multi channels of the same language and I don't want that, is there a way to do that?.
Finally, is there a way to select only one title that has chapters? Because it always selects all titles like this

I have the rule like this
It shows like this-sel:all,+sel:audio&(eng),-sel:(havemulti),-sel:mvcvideo,+sel:subtitle,-sel:special,=100:all,-10:eng

Finally, is there a way to select only one title that has chapters? Because it always selects all titles like this
