I finally gave up and exchanged the disk for the Metal Box Best Buy edition. Popped it in and bam it worked on the first pass for both the BluRay and UHD versions of the movie. I am all set. I think the key for the NON-METAL BOX version might not be in the code file.

No luck so far. It fails to make a backup as well. I also have the Non-Steelbox version from Best Buy. But I'm not giving up!!!
